Older House vs not quite new Town House (VIC)

    Hi All

    I am helping my parents diversify their property portfolio by getting into residential. To date they have only ever invested in commercial properties.

    My father would like something low maintenance. I don't mind putting in a little but of time to tidy the place up cosmetically however.

    For the sake of maintenance would anyone opt for a 'newer' (5yo+) townhouse over an older house? I would like to avoid paying a premium for the shiny new house.

    Budget 1-1.5m for a property in Melbourne. Currently I am looking around Cheltenham and Mentone. Cash flow/yield is much less important than CG, which is the primary consideration for this investment.

    Also, would a pool turn you off a property?
