Old gas stove vs new ceramic stove

    I need to replace the kitchen of the house I just bought. There is a very old stand alone gas oven+stove. The gas is from gas bottles. I have concern that there is higher risk of fire if gas stove is used. I am looking at replacing the gas oven+stove with built-in ceramic stove + oven. It will cost me about $1500 ( including appliances and electrical works). The rennovated house will worth about $350k and I can get about $350 a week.

    What is your thought?

    Sounds like an expensive option for an ip.

    What else runs off gas? You could switch to elec and do away with the bottles all together if you have concerns. There's some flash stoves out there, i don't know much about them though. But nothing wrong with gas appliances

    Sounds like a good idea to me. I'd replace with all-electric if you're renovating the kitchen. You'll also need to allow some costs to decommission/remove the gas plumbing.

    How much is it to provide a dedicated 20 amp power circuit?

    Ooooh, love the flooring too :confused:
    If the stove is the only thing on gas, get rid of it ;)
    Less headaches for the prospective tenants.
    No bottle rental fees either.
    Plenty of electric options out there:)

    You going "new" kitchen, ex display, or searching Gumtree ?

    A $350K house wont be in Sydney, so I presume you mean a low-socio-economic suburb somewhere like Logan or Ipswich.

    When replacing the kitchen, you could buy a decent stand-alone stove for under $1000. By the time you add the installation it should still cost less than built-ins.

    On a $350k rental house I would save the money and keep the stove.

    Beano's got a point. Keep the gas stove, let the tenants blow up the house and insurance will build you a nice new brick one. Save on the reno.

    Thanks all for the advice. It's a house in Kallangur in Brisbane. As I am putting a new kitchen in (cost around $7000 excluding appliances), it would look more morden if I install a built-in stove and oven. The dedicated electrical circuit will cost over $500. I need to check whether the hot water system is powered by gas. It's a good point.

    Thanks for the advice. Is it worth installing a dishwasher? How much extra I need to put in for a dishwasher

    Possibly need a plumber to sort out water feed & waste, + a sparky for a power point.

    If u could move that door over (left) ud have a bit more room, throw in a breaky bar, more cupboard/draw space.

    I wouldn't lose sleep over having gas but put effort in to getting a dishwasher in there

    Just keep the property well maintained ...it is a investment. ..your home

    I am looking at buying a kitchen from a kitchen company. I compared bunnings flatpack kitchen with customized kitchen from a kitchen company and find the costs are almost the same. It's difficult to find a second hand kitchen that fits. Is it costly to modify a second hand kitchen to fit the kitchen area.

    Depends if you can do it yourself. I bought a secondhand kitchen from gumtree for a cheap rental and it was a completely different configuration. But I could mod it myself and it turned ok. I did need a new bench though. I used the spare cabinets in the laundry. The colour scheme turned out a bit weird because I found grey paint in the shed, but the kitchen I bought was cream. A match not made in heaven! :eek:

    It looks pretty good although the colors don't match. A second hand kitchen can save $4000-5000 capital investment. I will keep looking

    That was from gumtree. $400 including working stove and oven. As a bonus I made the laundry out of the leftovers. Again, colours don't match.

    It's been very popular as a rental so I guess neat and tidy beats matching colours? :)
