OK, you've got $400k, where are you buying?

    Hi all,

    I've been poking around and now this is my first post, so please take it easy on me.

    As the title suggests, if you had $400k with goals of a reasonable return and steady CG over say 10 -15 years, where and what would you be buying?

    Any tips on suburbs (anywhere in this great country of ours), property type (Unit v Townhouse v 3 bed House v 4 bed House??)?

    Any tips would be greatly appreciated.

    House in Brisbane or Adelaide seems to be the consensus at the moment.

    Brisbane inner city unit at 400k.
    Avoid oversupplied areas.
    Seek larger yet low BC unit (no pools, gym etc)

    House in brisbane for 400k?? Not unless it's far out from the CBD.

    Isn't there a general oversupply issue coming down the line with units in Brisbane?

    Adelaide? The only thing I've seen about Adelaide is to stay away from Elizabeth. Where are the smart people buying in Adelaide??

    I've been looking in Brisbane, just not sure where? Beenleigh, Ipswich, Petrie??

    Only in specific areas eg fv, newstead, West end, southbank etc...avoid those areas.
    Can't divulge too much more because I myself am looking at those :)

    Just clarifying... are you saying you have 400k cash, or you want to buy with a budget of 400k?

    Just a $400k budget for an IP.

    If you want a fair yield and good prospects of capital growth then buy a three bedroom unit on the Gold Coast in a walk up close to the beach. Mermaid Beach, Broadbeach, Miami, Palm Beach, Burleigh Heads. I'd be looking at the pocket between the beach and highway around Mermaid Beach for something bullet proof.

    If I had 400k to play with I'd go cheaper end house on land in Brisbane or house on land in Adelaide. And it doesn't mean stay away from Elizabeth. But definitely not Davoren Park.

    Another idea. Possibly house on land in Frankston in Melbourne?

    Wouldn't be going anywhere near Elizabeth with 400k, unless I wanted 2 properties.

    Can get into middle ring suburbs for that.

    It's not like I'm a millionaire Sydney investor. That will be my competition. I need every trick in the book and hog as much information to win...Haha.. They won't know what hit em.. Even if they accidentally stray in the neighbourhood... :)

    Ok. I've now had a day exploring a bit... you're right. Now that I'm on the ground I would not buy Elizabeth either with that budget. It's very far out....

    Depends which way you went and which parts you looked at. Half that budget in some parts is ok.
