Off plan brand new apartment - Issue with courtyard bird DROPPINGS

    Hi Everyone,

    Im not sure where this would fall into (was contemplating buying and selling or development threads) but I thought this would yield the most expert responses.

    Im about to settle an apartment OTP.

    Upon a viewing, My courtyard has bird **** all over it. the birds seem to be sitting up top where the wind breakers (?) Are and drop their business all over my courtyard. its disgusting and quite frankly a health issue.

    Ive asked the developer what they will do about it (construction is finished and people are settling their apartments now in stages).

    I don't even think I can rent this out without a long term fix being done. What are my options for 1. resolving this? I believe they are baiting the birds. I imagine this will become a strata issue once someone moves in to my apartment but if I can have this addressed by the developer that is ideal. This actually stresses me out so much as I can imagine the complaints I will be getting.

    You can't change nature you can engineer around it, look into shade sail maybe or see if Body Corp can modify where ever they're sitting such as install bird spikes so they can't sit there anymore.

    The ex US vice pres said shotgun blasts fix crims...so prob works for birds too.

    What good are birds anyway ?

    One of the Joys of OTP - you just never know what you are going to get until you get it....

    I could be totally wrong but I doubt you would have any recourse re bird poo. Let's face it, if they knew about it, all they needed to do was wash it before you saw it, and you'd be none the wiser.

    Bird spikes and other devices will be the likely solutions.

    Try not to get too stressed - just be ready for even more issues waiting to be discovered down the track - it's all part of OTP.

    Just buy some home-brand wild-bird mix ,and throw it next door and they will do their business elsewhere and not be your problem..WATCHING a bird die after being baited is not something one does these days ..

    Your imagination is causing you stress, relax, do you know for sure you can't rent it out without a long term fix or are you just assuming?
    Killing the birds via baiting is a terrible solution

    definately a first world problem totally agree and not too bad in the grand scheme of OTP nightmare nowadays but still, if it were your apartment, you would want this addressed as well, right?!

    very good point!!!!!!!!!!!!!!!!!!! now im imagining dead birds all ove rmy court yard! that will be removed prior to my final inspection...wonderful!!!

    correct...... it must of been cleaned prior to my first inspection. my second viewing was impromptu due to another issue...

    My OTP purchases are coming to an end!!!!!!!!!!!! Never again!

    That is definately on my to do but dont want to wait for strata .... there will be no funds in the first year and it will be a battle zzzzzzzzzzzz

    This will work as it never pays to focus on the small things ,and the good people at the ''ATO'' may even pick up the tab..imho..

    Put a few larger potted plants or shrubs below to catch the droppings. It won't stop it but it will be less visible.

    thats a great idea.. thanks mate...i have a little son.... was hoping he could use the court yard..bit depresso now.

    The developer just said that building will raise it with strata at the first AGM

    Lesson learnt - never buy a corner court yard.

    Literally **** all over my courtyard

    1 mil for ****!
