Off Market Sale - how to find properties in Adelaide

    Hello everyone! I am new here and just wanted to pick up the brains of the property gurus on here as well as the real estate agents. We are looking to purchase the property in Adelaide (we are from here) and want to buy Off Market. We have a really good real estate agent who will act as a ‘buying agent’ for us, however we want to be able to access this information ourselves as well. Can you please advise what databases / websites these properties get listed on? (This obviously will not be the realestate.com.au etc) And how do you get access to these databases / websites without being a conveyancer or a real estate agent. We are happy to pay for the access. Thank you

    What are off market sales? Are you willing to make fast offers above comparable sales?

    Off market is when the prospective seller does not advertise the property to the wider market. So the property will not appear in search engines available to general public.

    We are prepared to pay a fair price for the right property. We just have no time and energy to compete against other buyers or go to the actions. But this is off topic ...

    Think you contradicted yourself there

    There is no database, typically really good buyers agents are either the first point of contact for sellers or they get out there and find these properties themselves, some even door knock :eek:

    Thanks Lindsay, I am not contradicting anyone. I just asked the question. If you have an accurate response, please share with us. Obviously then each real estate agency will have their own listing of these properties. Question is whether they share this information between themselves somehow and if yes, then how.

    There are specialised websites with property information which are not available to general public. I know this because I went to some property seminars myself. They are all paid for, some are quite expensive like $2k to register an access. Therefore general public would not have an access. I am just not sure whether these sources would have an off market properties search available.

    Ah, secret websites only available to the selected few.

    and you know this because you went to some seminars.

    If they're listed on a website that anyone can access by paying a fee, they're not 'off market' And if you know of them why aren't you paying to access them?
    As mentioned, a good Buyers agent will help you here.

    Sorry I am not understanding your sarcasm here. There are no ‘secret websites’ available to selected few. The websites I mentioned before are your normal property research ones that you need to pay for - RP Data, SQM Research, etc Please stop responding unless you have something valuable to say

    Hence I was asking the question whether there are any sources, even for a fee, which list houses coming up for sale but where the owners do not wish to go to the wider market for whatever reason, be it tight timeframes etc Thank you

    We recently ( last week) purchased off market here in Adelaide's west. It was the neighbor's property which they new we wanted to buy for a while. We definitely had to pay close to the market price but a little less as they were saving on agents fees and didn't have to go through the sale process.

    I would say you need to get in contact with as many real estate agents but more importantly property managers. Some investors do like to get rid of properties quickly for good gains.

    Could always letter drop the suburbs you want to buy in and see what happens....

    You really just need to be in contact with the agents that service the areas that you are looking in, make them aware of your requirements and they will put you on their database.

    Off market doesn't necessarily mean no agent.

    Agents often release properties early to their database clients or hold opens prior to listing online. Thats where you will have the first opportunity.

    Thank you so much for your response, this is very helpful. We are actually also considering the West (suburbs along the Henley Beach Rd). It sounds like your off-market sale worked out well for both you and your neighbour. This is exactly the scenario we are looking for. We know that we will not be able to buy anything for much cheaper, not in the current market due to Covid-19. So same with you, we would be happy to offer a good price and just a little bit less considering all the savings that the seller is realising in this situation.

    Thank you for your response. You are absolutely right. We are currently selling our family home in another area and I remember our agent mentioning that she was thinking to do a pre-view open with her VIP clients interested in our property before she releases it to the market using the normal means like the newspaper and realestate.com.au. This is a good idea.

    Thank you D.T. As you know, properties listed on here are 20-30% overpriced. As a savy property investor, surely this is where you do not go if you want to get a ‘good deal’ LOL

    Looking at the market now, I doubt anyone would want to sell off market.

    You may try to knock many doors for a bargain.

    This just doesn't make sense, if you had tight timeframes you would want to advertise to as many prospective buyers as possible??
    I really don't think what you're wanting actually exists, and if they did why would any buyers agent or RE agent just give you access to their intellectual property?

    FYI RP Data does not advertise properties for sale before they appear on realestate.com.au it is used for data/information, not advertising.
