    "No grounds" terminations are often used by LL's who don't want to go to the Tribunal to prosecute the real reason for evicting a tenant. These reasons can be that the tenant persistently annoys the neighborhood in some way, is consistently untidy, denies reasonable access to tradies for repairs, etc etc. Rather than mount a case from these genuine reasons, and have those affected submit statements or attend as witnesses, from a LL's perspective it is just easier and less hassle to use "no grounds".
