In trying to identify whether a property was purchased pre- or post-CGT we did a NSW Historical Search. The history only goes back to 1989 for "Title Automation Project" and says Lot recorded folio not created. Then in 1990 it says converted to computer folio- folio created CT not issued. Aside from the history not going back far enough, there are three Transfers recorded (1991,1993,2004).

Are Transfers used for any any purpose other than changing ownership of a property?

A transfer related to the transfer of title which is a change in ownership.

And keep in mind it is generally the contract date that triggers CGT

Lender records can be reliable too - IF they held a mortgage. They may be able to produce a copy of the title deed and its reverse.

OK thanks I will chase up the solicitor because it certainly isn't looking pre-CGT at this point.

There were some business partners previously so possibly there's been related changes of ownership since "they" bought it pre-CGT.
