    Hi Everyone,

    Based in NSW.

    My spouse (not married, but defacto) wishes to buy PPOR in Sydney.

    I am unsure about the following:

    1) Would she would receive the Stamp Duty concession (assuming she purchased PPOR < $650,000)

    2) Would she would qualify for new govt. '5% deposit' which was announced at the last election.

    To add....
    - She has never owned any property
    - I (her spouse) has had an investment property since 2014 (in Birsbane QLD) but no PPOR.

    Would she still qualify for the above? I have been getting mixed answers (mainly around the consequences of spousal property ownership) so i thought i would as the experts :)

    You have to clear some of the following hurdles (I am no expert).

    • Have you lived in any of your IPs as a PPOR?
    • Has your spouse previously been defacto with another who has owned PPOR?

    How long have you been defacto for? I think for FHB if it's less than 2 years she can be eligible on her own. If it's longer, and you're not eligible, she also will not be eligible.

    Have been Defacto since April 2018. Who is the best person to speak to get an definite answer...

    Not sure about the 2 year rule above, but I'd say likely answer is no.

    The scheme is managed by OSR. See Grants and schemes

    You can call them to discuss your situation.
