    I wouldn't buy it! And... i've been told the pipes are in the yard so you either can't do a great granny flat in the yard or you'd have to consider possible extra building costs.

    cool was just asking

    as a ppor looks great as long as your ok with the land setup

    youd be looking atleast double that to get a house 1km away from the station on the carlingford side.

    Though i guess that sides got a lot of potential now that its all under parramatta council

    This is a really excellent pocket of Epping, this and the Dense Park part of Epping would be my favourites. Its Eastern side, so it's easier to get home from the city via car in peak hour than the Carlingford side, you don't have to worry about Carlingford Rd traffic and you don't have to cross any large roads to get to Epping Station. Easy walk to Epping Boys and Epping Public School. Problem though, it's tucked in behind another house, halfway up/down a hill, bad house layout
