    I live on pennant parade and a 3 bedroom townhouse passed in at 1.3m. Surely this will be sold at auction!

    The location is just a negative, just a bit battle axe and near Epping Road. And the house itself is really not well laid out. But its not a bad one for someone looking for a livable house and land. That house should be an easy knockdown, the land is reasonably level.... and since the area median is about 1.7mill it could be a bargain for ~1.1mill.

    Layout can be worked out and the house seems to be in good conditions. I'm not a fan of having a lower ground house though o_O

    You mean low side?
    And the layout.... it's just bad as people walk directly into the living room from outside so it doesnt start with a good impression. And 2 br only, and to get to the bedrooms and kitchen you have to go through other room spaces, thats very odd. Feels like they are enclosed balconies. Definitely needs a floor plan rethink or knocked down.

    Vendor bid at the moment.. no bids at the moment... revisiting a second time, the land is not level to a degree i'd be keen on.. too many negative factors in this property...

    One guy made a bid of $1,101,000... after a vendor bid of $1.1mill

    Just found another auction today, scheduled for 4pm. Looks good, small yard address 71E Essex St Epping. Probably 40 people here, all asian, majority chinese. Vendors (or at least, people who live there) are Korean. Lets see how it goes... looks well laid out though. Only negative I can think of is a huge retaining wall from the property behind.

    Edit: I think 50-60 people

    Sold for 1.793m, lots of bidding groups actually, maybe 6 groups in total Bids started at 1.4m....
    And the land feels quite small as the front few metres is the accessway...
    Nice area though.

    Sold price seems reasonable.
    Land size was advertised as 634sqm but it looks quite small on google, the house itself has pretty much used up all the space available. The address 71E makes it feels like living in townhouse. Internal layout and condition looks quite good though. Epping houses market is still darn hot.

    Agree. Tiny yard but good house layout, looks solid... everybody looked Chinese

    That's right, 1.793mill was 71e.

    1 York... I don't know, I think its likely 1 York will sell since the vendor now lives overseas for work. For what price is the question... that auction fizzled out and ended up with the agent and auctioneer talking to the bidder one on one. Everybody else left when it got to that stage, it became apparent that no result was going to be announced without some serious agent - vendor - buyer discussions.

    Update: I think 1 York St hasn't sold as there's no sold sticker on the signboard. Or it might have sold under private treaty conditions. I.e. with cooling off. We shall see. ...

    Its in my neighbourhood and I walk past it everyday. I am not recommending it on the forum as a buy, even though (as a freestanding torrens title house) that price could be considered extremely cheap for the area. Its just got a few factors that brings the market value down to where it is.

    Though it can be perfectly ok for people to live there long term - the owner before the current one lived there for 20 odd years. It just probably wouldn't be considered as an ideal layout as is.
