If you had $600k to spend on an investment property (3br home) and were looking just outside Sydney - would you go south to Wollongong or north to the Central Coast?

I am considering the central coast due to the NorthConnex but I am not convinced that it is that compelling.

    Please share your thoughts.

I'm a value investor so I find Wollongong a bit expensive

    Australia

Why have you limited yourself to those two locations?

My personal preference is the Central Coast over Wollongong. There is better value on the CC as W'gong overshot in terms of CG IMO. Also the CC does not have to deal with heavy steel industry pollution. However, I do not believe in the long term that you could make a mistake by buying in either location.

I find the south coast is always windy, for this reason, I'd go north.

    So to date, we have:
    • Northconnex vs Mooted M5 extension through the Royal
    • No steel industry vs pollution
    • Realistic pricing vs overshot the market
    • Possible rail duplicatation BA existing capacity issues and two different lines
    • Sunny BA windy
