    Hello all,

Is anyone received NRAS incentive payments for last year so far? I have been calling Ethan housing office and leaving voice message but no luck. Last time I had to call Catherine at DSS and then it all sorted out. But Catherine was not impressed to receive my call.

    Regards

@euro73 posted in another thread where most consortiums have already received theirs

I have two with ethan housing and nope, not received ours.

Only received 2014/2015 in October 2016.... So they are fairly horrible. Communication is also very slow.

Calling Catherine was smart. Share her number with others and they can call her too

Email to Catherine at DSS - this time no use. She advised to contact NRAS again. NRAS never take any calls/no response to my emails. I am finding any ways here?

Well sad to say all, dont hold your breath.
I am still waiting for the 2014 - 2015 incentive payment on a number of NRAS properties I had at the time.
If you are with Ethan, I suggest that you deal with the DSS, as I am advised that the 2014-2015 payments have been made, and some of the 2015-2016 payments have been made also.

So I would start rattling some cages guys and girls. I am looking at the legal options here as well.

When you emailed the Nras help desk you should have received an automated reply.
On that reply would have been an I.d code. That is your ticket number.
I am having the same issue along with a lot of owners or ex owners
I have spoken with some one at the agency and it’s the ATO and DSS who are holding things up.
The ATO apparently have re- audited the 2015-16 year for some reason and are on a go slow.
However the state portion has been paid to some
    It’s a waiting game
All I can suggest from personal efforts is to speak to your federal mp, not that I found it did any good
    Sorry can’t be any help

    OMG..
I have problem with Tebter PM as they just remotely manage our properties...(I can do them.) and inspection reports don’t pick up any issues even missing door. I wanted to change our PM, but as per below, if I tried to change PM, they might delay incentive payments again?
Hope government do something.. I’ve just completed to consumer affairs Victoria and DSS about PM issue.
    >There have also been allegations of so-called "third line forcing", when providers withhold payments until investors agree to use the services of particular third parties, such as property managers.

To make cashflow, so far so good. But if you don’t have extra money, you might have problem to pay interests etc. as some incentives delay (I have problem with Ethan only. )

May be it’s just a buyer agent’s opinion. So far we can make about 100k cashflow from 13 properties and we are happy with it. You can buy a non NRAS property, but most of them would be negative cashflow. I will buy non NRAS if it can make positive cashflow.
