NRAS incentives

For those who may be interested - there are a number of NRAS incentives which have been activated already but are no longer being used, and can be substituted onto like for like dwellings. This means the remaining portion of the 10 year incentive eligibility can be transferred to another dwelling . The only non negotiable criteria are;
Must be a like for like dwelling , located in the same state, and must be new and never tenanted before. ie 4 bed house incentive must move to a new, never tenanted 4 bed house in the same state.

In NSW, NRAS incentives are available to transfer to brand new, never tenanted 4 Bedroom Houses and brand new, never tenanted 2 Bedroom Apartments.

In QLD, NRAS incentives are available to transfer to brand new , never tenanted 4 bedroom houses, 3 bed houses, 3 bed townhouses and 2 bed townhouses

In VIC, NRAS incentives are available to transfer to 1 bedroom apartments

Each of the incentives has already been activated, so a portion of the 10 year eligibility has already been used. In some cases, there is 5 years remaining. In other cases, there is 8.5 years remaining.

 

Any in Adelaide, I have a newly constructed place never been lived in?

Cool - I'm as flexible as an olympic gymnast as I have 1, 2, 3 and 4 bedders coming through the pipeline this year.

 

Please let me know if any 3 or 4 bedders in Vic.

 

Does this include 4bedroom duplexes on seperate titles?

The regulations are not clear on this... I'd say you have a better than 50/50 shot

Yes...I suspect that the APRA changes have alerted people to the importance of strong cash flow within at least some of a portfolio..... and may prove even more beneficial if any of this happens... Malcolm Turnbull's tax two-step: focus shifts to super and rental properties

 

Well to be fair there are many , many forum members who have embraced NRAS as a sensible addition to their portfolio across the past 2-3 years .... and there are still a very limited # of opportunities available for others who see the merits of the debt reduction NRAS cash flow can generate, especially now we have had 6-7 months in the post APRA environment to see that growth only strategies are definitely being stunted /slowed by the regulatory speed limits on investment lending.

 

Any final requests for WA?? I have been fortunate enough to find @ 12 townhouse allocations with @ 8.5 years remaining, and 11 house allocations ( all 3 bedders) with @ 4.5 years remaining.

I need plans, drawings, DA, photo's and construction schedule with estimated completion date please...
