Table below on median rents for each of the state capitals metro areas. Upward pressure on rent prices, in my view, tends to indicate shortage of rental properties available - meaning capacity for more investors to enter the market. No movement / downward pressure on apartments was anticipated, as most cities have an oversupply of these. Interesting to see Adelaides median rent has overtaken Perth's, even though the purchase median here is still lower.
