Notice to vacate in ACT and NSW

    Just wanting to confirm my understanding is correct.

    For the ACT
    If I wanted the tenant to vacate a property that is about to revert to a periodic lease, they need to be given four weeks notice of this. For example, if the lease ends on say 2 July, I can let them know on 1 June that I am planning to move back in on the 3rd of July and this is enough notice - is this correct?

    In NSW
    If I'm currently renting a property that is already on a periodic lease, I need to let the landlord know 14 days before the day I plan to move out - is this correct?

    When we were renting in ACT it was 26 weeks notice to tenant if tenant is on periodic lease and 4 weeks at the end of a lease...

    That doesn't sound right. Does that apply even if we are moving back into our property?

    Their lease ends in mid July.

    I dont believe this to be correct, or maybe just out of date. The below source is from Govt which has different information (and I believe Govt to be a more reliable source of info)

    It says ACT you can not end a fixed tenancy as a landlord with no reason unless grounds for eviction. Tenant can give 3 weeks notice before the end of a fixed term.

    @Cimbom had a look at page 41 of the pdf from DT's post, you can give 4 weeks notice if you (owner) are moving back into the property.

    @D.T. no grounds is still 26 weeks as is end of lease, also see page 41...

    Linky - 3 weeks by tenant on periodic (pg 37) or 4 weeks by lessor (pg 41).
