    Maybe if you stopped asking everyone "where to buy" and actually studied and did your own research on the market you may have realised the market has been increasing alot.

    This is really tough criteria - it's kind of like wanting a car that fast on the roads and can still go full on off-road. I simply would not know of any of the top of my head.

    At 30% down, could consider as your interest costs would be lower.

    Actually, as interest rates are cheap at the moment, if my maths serves me correctly, you can get what you want in Melbourne

    Let's say you pay around $650k (coz it's auction)

    You can rent it our for 350 pw

    You should be able to run CF neutral in IO, even allowing for PM costs, outgoings, and some vacancy.

    Middle ring Brisbane (North side)- Generally buying in the $750K- $950K range. Well-located 3/4 bedroom freestanding houses on 600sqm+ land.

    For the $750K properties, I was buying these for around $560K just before COVID hit. The growth is real.

    Hey @JPHustle , we are looking around that $8-900k range, have narrowed it down to Ferny Grove, Manly, Lota and Mitchelton. Not overly concerned about yield, looking to max CG next 6-7 years. What are you thought on which of these (or an alternate) to focus on?

    I have no idea, about these areas, I just sold an OLD IP in Melbourne and i am really out of touch of the market, but i have been talking to a buyers agent in Perth and Adelaide.

    If looking at Perth make sure you read posts here on Perth, lots of info here from locals

    I think, with that budget, you could get a little more closer to the city if you are lucky.
    Unless the markets have moved, I reckon you can still get a decent property in Carina Heights, Carina on the southside and Chermside West, Everton Park, Stafford, Stafford Heights on the north.
