NSW Norwest - 700m2 Plots

    Hey Guys,

    Was searching a property for my friend near Norwest or Kellyville possibly near Bella Vista public School. Seems like a new lots have been opened (refer below link) but the asking price for a 700m2 lot is 2.35m is that reasonable ? I don't think so.. I was thinking probably 1.5-1.7 should be a right price considering the price rise this year. And they say 3 plots are already sold in that price range :rolleyes:

    Do you think the price will go up even if he planned to buy for 2.35 ?

    For that price range I’ll buy in lower or definitely upper north shore

    IMO that’s insane just for land plus another $1m to build as you cannot compromise for budget build. Yep $1.5 to $1.7 is OK but not for $2.5m

    What can you buy for $2.5m in upper north shore?

    Is it good value to me? No

    But the BV is considered an affluent area within parts of society (particular communities). If thats yours then go for it. If your questioning the value then maybe look elsewhere. Cant really demand the price just because its not to your liking as someone else will pay it. Im assuming this isnt the only property in the area

    Still you can buy existing quality homes around Hornsby surrounds for $2.5m or buy a run down home for around $1.5-$1.7 700sqm as OP suggested and build a brand new double story for 800k

    But the door closing fast

    For 2.5m you could sneak into Normanhurst or Wahroonga right now.

    They are great areas but I have always thought they are not "better" than hills. What is your take on that? In the current boom hills has moved more than upper north shore I think.

    North shore over Hills LGA any day, I'm probably biased as I reside in north shore..

    Do you know what happens to trains from upper north shore to city once metro to the city completes? Do they continue to go to city or they change at chatswood?

    Overall perception wise both have their bandwagons from what I have seen. It depends on which pocket and which street you are comparing. Would keep both options open.

    Blanket upper north shore is better than hills is not correct imo. For most people Hornsby wont be more desirable that Castle Hill for example. However Wahroonga would be more desirable than Kellyville etc

    No, they will terminate the line at Chatswood and convert the old railway line into a cycle/walking path from Chatswood to the CBD.

    So those guys then change at chatswood like metro changes at chatswood now.

    I wholeheartedly agree with this, I'm in the Hills and wanting to GTFO ASAP. The Hills just isn't what it was a decade ago. Should've spent the extra 10% back in the day and bought something in the mid/upper north shore area.

    I agree. But I am not sure what is driving the property price near that area. There is a new house and land project near 1 fairway drive and its 300+Sqm for 1.85M.
