    What do fellow investors think of this for an investment property? Would it fit my strategy is to land bank for a couple of years then subdivide or develop and there is a current offer of $700k?

    I read on some other thread on development that estimated holding + building costs to be around $1M for high specs. With a purchase price above $700k, selling price would have to be at least $900k to be profitable but a quick search on sold history did not give any property at $900k with that land size in the suburb.

    What would you do with it and how much would you pay?
