    Zillmere just a tad bit above the OP's budget. But nothing stopping you from finding something below the median. Suggest going for house instead of T/H.

    No one concerned about the flood area there? I read review before that someone live in bald hill that his house is alright but people basically stuck there because of big area flooding.

    I've lived in the area for 30 years. Can't remember any floods in any of these areas. Some of this information can be out of date. Best to ask the locals like me.

    That's great, the flood map scared me, I am doing the inspections in these area, could you advice any part I should avoid?

    I don't like units so I personally would avoid some parts of East Zillmere where heaps are going up. West Zillmere is next to Aspley which is becoming very popular. Taigum still has a housing commission element but overall improving. Parts of Boondall are low lying which could get very damp but never heard of floods there. Bracken Ridge is further out but not too bad - quite a few townhouses going up, infrastructure improving (new pool and skate park just opened)

    When I check flood map, seems very bad in Boondal, I got very confused, I drive aound Zillmere today, pretty close to chermside westfield, part of the suburb no brick house.

    I'm no expert with Boondall but I've had friends living there who have never had any problems. There could be spots which may get wet but there are others where there are no problems. Best if you speak to council, agents and state government.

    With Zillmere, what's the problem with non-brick houses? Some of the most expensive suburbs in Brisbane are dominated by weatherboard houses.

    Go zillmere if you can but someone made the point of that means buying a unit that is the same as many that might make cgs harder for a while. If you can get something unique like a townhouse that has a real house feel that might be ok.

    As well as Bracken Ridge, I also purchased in Ferny Grove which is North West. I see good sub $500k opps around that area.

    I did a quick look at PF bec there are some pockets of HC near the motorway.

    My recommendations are to draw lines within the following boundaries:

    Enbrook Heights - Norris Road - Norris Road to where the Bracken Ridge Reserve is... draw a line across until it hits Tomah Road - run down Tomah Road until you hit Phillips St, and connect this line back to Enbrook Heights.

    You've just made my day..... My Bracken Ridge IP is quite literally dead centre of the boundaries you just outlined.

    Ferny Grove is another great Brisbane suburb with good infrastructure and appeal to families.

    Bracken Ridge is another good opportunity...parcels of land good with well priced homes circa 1970"s and 80's. Just next door at Fitzgibbon next to Carseldine blocks are tiny with over supply of investor stock in comparison to owner occupier homes
