    I think Boondall has some good upside potential based on its current gross yield at around 4.9%.

    We just helped a client a buy a house there for $360,000 with $380.00 rent at per week (approx 650 sqm). Worst house in a good street. Land value is over $320,000. The median price in Boondall is around $460,000.

    The tenant has been there for 8 years...wants to stay and also will paint the inside if the owner buyers the paint.

    Its all about cherry picking though....

    Hey Tekoz, I wrote the long version back on page 4, but basically had the thorough B&P inspector go over it with a fine tooth comb, then got a few quotes and talked to council etc... Itemised all of the issues and sent to the RE agent, then negotiated the small discount.

    Hi guys, recently made the move from Somersoft. What do you chaps think of Carseldine as a suburb? I know the train station makes it good and convenient, but a bus ride to the City still take long + so does a drive. Comparing that to the South with the luxury of having a busway and freeway, I am confused.

    Looking for 3/2/1 house under 525k.

    Hey @avalon_darkold , you're right, Carseldine does seem a fair way out if you're used to living closer to the CBD.
    Depends where in the South, it can still take ages on a bus or driving to the CBD unless you live near the rail or bus/motorway corridor.
    For under $525k you can buy a lot further in than Carseldine, should get just under 10kms out.

    Thanks Azazel. You're correct that I should be able to get it further in for $525k, the only trouble is most of the houses are either high set / queenslanders. I just don't want to buy these as it will be my PPOR for at least 6-8 years.Then out of the lowset homes available, a lot are of the 3/1/1 configuration and having a single bathroom freaks me out. Now I could add an additional bathroom but I have no idea on if it's going to be possible as I am sure it depends on a house by house basis.

    Although prefer single story, 2 stories are fine if the land component is similar + the lower level's height is liveable. Most high sets don't.

    No worries, just to clarify, you wouldn't mind a highset, but it needs to be decent land size, and liveable height underneath?

    I'm hoping on a plane tomorrow to have a look around the North and South.
    What is the 'story' with the Eastern side of Strathpine? Peter Street & Bells Pocket Rd? Is it flood affected or housing commission? Is there a reason to prefer the other side of the railway line?

    @Azazel ...Wold you mind sharing the details of your building and pest guy?

    When I read our B&P report, it sounded like termites were taking over QLD. Am exaggerating but, I guess that's how it has to be presented.

    I guess part of that is covering themselves - but also partly to get you thinking about the consequences of not getting a termite treatment (hopefully with their company).

    My building and pest guy scared me on my last purchase in Brisbane. I used the report to take back to the vendor and ended up negotiating an extra 7k off the purchase price. In hindsight, he was just covering his own behind and as @Azazel said probably angling for a bit of work.

    I've got a couple of days, but no idea how long it will take to get around to some of the areas I want to look at. The more I read the more areas I want to check out.

    Take a look at satellite view on Google maps, you can see the semi-industrial areas.
