    Hi,
    After a very successful meetup last night that was kicked off by @LeMU (thanks!) at the Ranch we are planning another for mid August.

    I can get a free function room (which will be awesome) if we get enough interest, we just need to make a certain amount of food and drink sales, which I am confident we can meet. But for this reason, I have a preference for a Monday - Thursday night.
    So... what night suits?

    Anyway, during the meetup last night I was speaking particularly with @Shahin_Afarin, and we would like to try to do the night with individuals to present on particular topics.

    So...
    What topics to you want to hear about?
    NRAS, Development, site finding/councils/zoning (but very tricky to do a session on this as all councils are different and hopefully we arent all sheep), buying interstate or abroad, renovations, commercial, stories on people's journeys, top tax tips, Newbie traps, cashflow vs. Capital Gain, Airbnb... sell or hold, growth driver discussion, state of the markets....

    Edit: i'd love to add Financing and some other topics to the poll options!!

    Note for the poll I could only include 10 options... and maybe the more subjective matters should be excluded.

    I know we have an outstanding community here, and I think it is set to be an amazing evening.
    I'd like to have an idea of attendees and lock in the date as far in advance as possible so a suitable room can be secured touch wood.

    Thanks for kicking this off @Gockie, I will be there and can see it will be an awesome night already :)

    There are so many good topics to choose from so pardon me for choosing almost all of them :p. I think everybody is at different stage of the journey so the things they would like to see would also be different. Therefore for the first time perhaps to cater for a range of wider audience a 50/50 split of newbie topics plus advanced topics would probably be the best so everybody gets something out of this.

    Say we book the room for the night for 4 hours and each speaker takes up on average an hour, then IMO we can go with something like:
    1. Newbie topic - In depth story of successful investor + their lessons learnt
    2. Newbie topic - Buying interstate and perhaps a bit about current property cycles
    3. Advanced topic - Development
    4. Advanced topic - Commercial Properties

    We can certainly tune these topics as date gets closer and we get more of an idea on the percentage of first time investor vs experienced.

    I'm flexible Monday to Thursday nights so happy go with what suits others.

    Already sounds awesome! :) Book me in with @Lil Boo, any date/day suits. May have another attendee too but will confirm.

    Voted for general tips, reno and stories of peoples journeys. Definitely would like to hear more about tax and financing strategies too. Printed off all of @Terry_w 's legenTerry tax tips and they've been a real eye opener on getting ahead by pre-thinking every step before doing anything.

    I'd agree with LeMu's suggestion, but perhaps limit each speaker to 45 mins, 10 mins Q&A. Would there be facilities like a projector?

    Can most probably, I think that's completely reasonable, for 45mins max plus time for questions. I was thinking the same myself to be honest. And what function room is complete without a projector :)

    @Gockie and @LeMU - What do you of 'which lenders to use when?' (For lack of a better phrase)...
    I think a lot of people tend to shop for lowest rates when this could be detrimental to maximising your borrowing capacity.

    That's a good suggestion Taku. It's certainly profound to people who would like to build a portfolio. We can certainly list as an option as well and invite a good mortgage broker (plenty to choose from this forum!) to elaborate further on the importance of this topic.

    I'm only a newbie around here but would be up for coming along to meet some like minded individuals. I only live a few blocks from the Ranch and have my first development in the area so works for me =)

    I can't believe there are so many people interested in developing. Im obvious bias on the topic but its great to see that people are interested in this type of investing strategy.

    @Gockie my preference would be a Thursday for what its worth
