    What: 460sqm block zoned R60
    How Much: $595k for the site, estimated $1.4m for the construction
    When: May 2014
    Plan: 6 apartments. Three 2 bedders, Three 1 bedders.

    Good news. Last year when Round 5 of NRAS was cancelled I applied for some transfers from Round 4 for developments that didn't go ahead. This was back in December and the Federal Govt finally approved it today.
    The three apartments which are 1 bedroom will have NRAS allocations - providing more affordable housing near the city and improving tax free income to the SMSF. Win, Win :)

    Wow can't believe that I haven't updated you on my world domination plans with this.

    Many many things happened.

    After Design Advisory Committee didn't like the design that was above it went through 2 other iterations then went into a black hole.

    I then decided to work smarter not harder and stop the design process and engage an architect who I like the work of and who also sits on the DAC so is intimate in what the DAC like and is well respected by the DAC.

    Some pretty big changes happened and we went down to 5 apartments but I was ok with that as the design outcome is a very pleasing to me. It went to DAC and they liked it but requested a few tweaks which is not unusual. The DAC requested that some local architectural style elements were to be incorporated into the design - this was tricky because the immediate locality is very old but not attractive old - imagine Italian/greek migrant architecture - concrete lions, stack stone, beer bottle yellow windows and geometric iron balustrading together with a lot of limestone to hold up undercroft garages.

    How do you interpret that??? Well the answer was some limestone retaining and implementing some of those same geometric shapes in a very very yellow design

    DA was lodged on 15th December after DAC gave Design Excellence at end of November.

    Then it entered another black hole called the council. 60 days is what it should take, after 60 days we didn't even have an assessment of it yet. Seems they are massively understaffed with staff on stress leave etc. After 105 days this week it is determined it has been assessed and needs to go to consultation which will take another month.

    I have grown very old waiting

    I like the design a lot. It looks neat to pick up some of the local vernacular in such a modern looking building. It gives it a distinctive style too.

    Panthera Tigris is the scientific name for Tiger so it's a variant of a theme.
    I use Panthera for SMSF and some other stuff.
    Helps keep some anonymity with Councils if I use different names :p

    Yes this is Joe's work. He's very good to work with, well respected at Vincent and we deal well together.

    Great design! It's amazing what is possible with small sites and the right zoning ;-)

    Edit - what's the gross floor area for the net sellable are and your current estimate for construction cost?

    I'm not sure on the definition of net sellable? But I'm going to give you lots of measurements and you can work out if that is what you want?

    Only got one construction quote at the moment and that is $1.35m inc siteworks, headworks and turnkey items.

    It has 340sqm of plot ratio which is all areas minus parking, landscaping, balconies, storerooms and stairs.

    Thanks. If the floor spaces are similar to the earlier plans that you posted I will plug those numbers into my spreadsheet and see what number it comes up with. Probably on the weekend.

    Did you get bonus plot ratio?
    I thought with 460sqm R60 would give about 320sqm plot ratio.
