    It seems I don't have a thread on this - part of my world domination of City of Vincent

    Basic facts
    Where:
    North Perth WA
    What: 787sqm block zoned R40
    How Much: $950k for the site, estimated $1.3m for the construction
    When: Oct 2014
    Plan: 5 x two storey 'apartments'. These are technical apartments as there is some overlap between the units but they are essentially townhouse in style. 3 are 2 bedders, 2 are one bedders. This allows 5 smaller dwellings on the block rather than a triplex.

    CoV and I aren't on best of terms at the moment. I will update the other thread BUT I'm taking them to SAT again.:confused:
    I've decided to move into my Builder's office instead :)

    I like this style of apartments it looks like a 'townhouse' rather than a 'flat'.

    Question for you… the construction cost of 1.3m does this include site works and full turn key finishing?

    I like this too and it's a little bit cheeky as it's the best of both worlds via a loophole that will most likely close this year.

    The pricing is my own estimate and so has a +10% contingency buffer over that but yes I am hoping to have the whole construction process in at $1.3-1.4

    It's the designer at my builder, he is really good.

    This site has been to DAC and hopefully will get design excellence next week then onto the rest of the DA process.

    There is a 3m road widening easement along the front (which is why the fence is set back) which caused much grief during the buying process but ended up with a discount for it so it was ok. The site has a number of mature trees along that side which we'll be retaining as they are beautiful jacarandas.

    But Westie . ... greedy developers just want to clear blocks and fell beautiful trees. They add no 'value' surely?

    You mean you're going to get rid of them right? I must have misinterpreted what you wrote there. I'm confused....

    It's all part of my greedy developer plan to keep the trees then try and register them as significant trees so that the road widening can't happen or something like that. Mwahahahaha

    In all seriousness they are very useful trees providing shade on the western side, a pleasant vista from the balconies and stop Skuttles perving on the people living there.

    The development will be first. The road widening reservation has been on the block since the late 1950s when the road was earmarked as a possible major road. We have the choice to cede the reservation portion at development or create a separate strata lot for it and keep it until it is needed by Main Roads Dept. We'll be creating a strata lot for it so that it remains part of the site until/if it is needed.

    I'll put the plans up next week so you can see, they are very compact and small. I'm a big fan of providing diversity in housing for people that don't need/want traditional housing. This is at first glance a very traditional triplex block but 'everyone' builds triplexes and I like to do things differently.

    Have you always been that creative, even when you first started off? Could you visualise your end product when looking at a block of land? Do you research the types of properties common in an area, then buy a block? Or buy a block then research the gaps in the market, then develop the idea for the block?
