North Kellyville E4 Zone Land Purchases

    Hi, I’m thinking if buying a land 601square metres in North Kellyville, to construct a home to live in. This comes under Environmental 4 zoning (E4 Zoning). In the DCP (page 111) table 4.2.1 Table 15, it mentions that for double storey dwellings only 25% of the land size can be used to build on. Has anyone yet bought a built a home in this suburb and zoning and built more than 25% of the land size?

    So a footprint of 150m² is inadequate even though you can build 300m²?

    If it doesn't suit, find another suburb.

    Hi

    There are many houses built in E4 land with R2 setbacks and FSR

    I spoke to an on duty town planner who said that this will be approved in a DA

    I was also supplied with a letter from consultants ( see letter attached) confirming house +granny flat is possible ( not confirmed by council though)
