    Agree... the market has turned!

    The suburb my PPOR is in has many more properties than usual on the market, like 12 instead of 5 :(
    Spring is usually a popular time for property activity in my area, but this year, too many didn't sell in Spring. :( I feel (or is it hope!!) that the excess supply should get absorbed in reasonable time in the new year and then I would put mine on the market - some of them are still asking ridiculous prices. I just need mine sold by next December but of course, I don't want it to be as late as that.

    Anyway, if the market was hot, there would have been no way we would have bought the new ppor... the price it would/should have attracted would not have been something I would consider paying.

    Anyway... vendor expectation needs to match the market reality for a sale. Fully aware of it!

    I just did a count... properties for sale in my suburb are back down to single figures on Domain and RE. Awesome. It doesn't seem so bad as pre Christmas.
    New year though... still question marks...

    @Gockie Enough of your gold Sydney purchase. Give me some info on N Brissy.
    Anyone know much about Petrie. Is the Train Station quite an important hub in the network?

    :) From what I know of the suburb, there are many good looking Townhouses in the suburb and there should be a uni going in at some time.

    @Angel is more of an expert of the general area though!

    lawnton strathpine area is a lower social economical area saying that it has gotten its cgs

    i'd also add strathpine recently has moved in price
    my dad purchased his ppor in 2001 for 160k now valued at 370k-410k

    Yeah I'm aware of the Uni plan but they are just that..plans - nothing locked in no budget, etc.

    Forget about the uni.....watch the following infrastructure:

    1. The new stations at Kallangur, Mango Hill Rothwell, Kippa Ring
    2. New Costco, Ikea in tow....
    3. North Lakes will pretty much complete within 2 years...once this is done..it will put pressure on prices
    4. The Uni has been given the nod but design/concept planning has not been given approval

    I feel this area has a much better demographic than Logan. I would stay away from Caboolture though.....

    Not sure...can't get my bearings right...but Stockland will pretty much wrap up within 3 years. Then it will get interesting..I think they move to another site further north...

    Kallangur is really heating up.

    Close to new rail line, new uni, North lakes, ikea, Costco.

    Everyone needs to also remember that the gateway upgrade North is now commencing.... Look at what gateway south did for Logan .......

    Isn't there an ikea near Logan too???

    I would go Petrie where the express train stops.
    That's why caboolture is more expensive than suburbs slightly closer that are also in rail.
    Express saves write a bit of time

    What are your thought on best suburbs for yield? I've searched a few of the places you have suggested, haven't found anything ground breaking, a few 'potential' dual occupancy properties (which all seem to have low ceiling heights).

    Thanks for posting this. Great tool to have, I used to scour the NSW flood zoning maps in my area which never had street names etc. to help you find your bearings.

    No worries @Tim & Chrissy.

    Re. yields, I don't think you will find much in the same high range as what's been reported in the Logan threads. If you do, in my opinion it will be by:

    A. Finding a really good deal. In our experience, asking prices in the area are a bit over value so make sure you get a good price and make money on the way in.

    B. Dual living type arrangements. Look for highsets with extra utility rooms, bathrooms and kitchenettes downstairs. Be wary of legal height complications for renting these out and also be aware that the demographic of North Brisbane is different to the Logan area. Logan has higher demand for dual living from what I hear and there may not be the same demand in North Brisbane.

    We knew the yields weren't going to be ground breaking when we started looking North, but accepting lower yields was a decision that we were happy making based on our goals and risk profile.
