SA North Adelaide PPOR to become IP

    Yeehah - hubby's eldest has finally saved enough to take the plunge into the property market.

    She and her partner both work at the RAAF base in North Adelaide, Edinburgh, so are looking for something within 20 minutes drive. I don't know Adelaide at all, so am asking the brains trust for some suggestions. Her want list is:

    - 20 mins to RAAF base
    - PPOR for next 2 years then possibly convert to IP when transferred (so must be desirable as a rental)
    - max $300-350,000 - currently paying $1,600/mth rent
    - 3/4 bed
    - Double garage
    - Low maintenance (ie, small yard and potentially no lawn)
    - Not handy people so no reno other than painting please
    - Prefer land under 450sqm (not gardeners either)
    - NOT Elizabeth or Davoren Park locations

    Is currently looking in Almond Grove/Blake's Crossing but open for suggestions.

    Thoughts on Andrews Farm? I'm not a fan of new subdivisions myself - but it seems pretty good value for a first home buyers - or is it to close to Davoren?

    3 Flannery Crescent, Andrews Farm, SA 5114

    I'm thinking, on paper, Munno Para might be a better bet despite being more expensive

    I don't know the Northern suburbs that well, but if it were me I'd be aiming for the city side of Grand Junction Road (budget suggests so, but may be 5 minutes more than preferred travel time) e.g. Kilburn, Enfield, Blair Athol.

    May be worth keeping an eye on Affordable Homes (if they meet eligibility, under $110k combined income): Residential Properties For Sale & For Auction

    They're thinking of starting a family in the next 2 years - so suburb is important. Residents reviews suggest Munno and Andrews Farm are a magnet for the hoons from Elizabeth/Davoren at night ... thinking further north in Evanston

    Joseph - understand what you mean about moving closer in ... but a quick look suggests they might be over their budget by doing so ... a "renovators delight" is a no go for this pair. What are your thoughts on Paralowie and Salisbury?

    They won't qualify for Affordable Homes (methinks) with both working for BAE

    Fair enough, not everyone wants the hassles of an older place.

    Will have to leave comments on those suburbs to others as my experience with them is driving through Salisbury once 5 years ago.

    If they're wanting CG I would be making sure it's >600sqm

    I would keep as far away from new houses developments if they're wanting CG, so no Almond Grove/Blakes Crossing... Look closer back towards the CBD where there isn't available land right next door

    - Salisbury
    - Craigmore

    Can i suggest Golden Grove, Greenwith or Salisbury East. Examples :

    Address available on request, Golden Grove
    39 Stillwell Court, Greenwith, SA 5125

    Golden grove is a good area but a bit more expensive

    GG and Greenwith would be good, but reckon will be priced out.

    I grew up in Para Hills, and my parents still live there. If you can get in the right pocket, fantastic growth, good solid houses with decent land, and might be able to get in at that price. Would suggest the pocket around east para primary, nice and quiet, not much redevelopment!
