Non-Trunk Infrastructure - Reconfiguration of a lot

    Hi,

    Just looking at a DA approval for a small staged subdivision. One of the conditions of approval is that "the development can completed in any stage order providing that any road access and infrastructure services required to service that particular stage are constructed with that stage".

    I understand about the staging but am not sure what Infrastructure refers to. The approval states that where conditions relate to infrastructure this is non-truck infrastructure.

    What does non-trunk infrastructure mean - does it relate to electricity, telecommunications, stormwater drainage etc?

    Thanks for your input as I know many of you are experienced within this area.

    Non-trunk generally means it only services the development. Trunk infrastructure generally services more than one development.

    You are correct that the specific condition is referring to electricity, telecomms etc.

    Great thanks heaps. Forgot to mention that it is in a rural residential area blocks about 2acres plus each. Makes sense now as would only be servicing the one development.

    Non Trunk also relates to any ability to claim an Infrastructure Charges offset. The cost of Trunk Infrastructure can generally be offset against the applicable infrastructure charges, whereas Non Trunk would only service the applicable development and not attract an offset.
