No response to a deadline

    I am not saying he did, but I agree with you playing games is a no-no but employing tactics in a professional manner is a given, at least in my mind.

    I don't know where you keep getting this from.

    I set a deadline, rang him at it, no answer, then left it at that.

    He rang me back today, and I revised some minor conditions - no deal, I walked.

    I've never set a deadline before, that's why I asked. But everyone's input has been welcome. I've learnt a lot in this 24 hours playing a slightly different bat.

    I feel the contrary, that the agent wasn't proactive enough. Is it too much to expect a phone call to keep me on the hook? Ill look especially for his listings in future, but he won't get mine ;)

    No games. I was prepared to buy the minute I walked in the door.

    Follow-up.

    I had a lot of fun with this. I didn't feel bad when it was passed in at auction at 10% more than my offer, and has now sold for much more than this. It was worth a try for a once-in-a-lifetime buy!

    @Bran Good on you mate. If you play 'the game' enough times and get better at it each time, you'll be amazed at the deals you'll start making ;)

    Thanks @Leo2413 . Yep. If I were able to offer unconditional cash, who knows. I'll set myself up to do this. I find it very stressful, whilst not emotive about the property, I was emotive about the potentials, the waiting game etc. That WILL be substantially better next time. I had a built of help finding this one ;) ... the next might be more difficult

    This is all good stuff, there's no right way or wrong way, but with practice you get better.
    I've been registered as a phone bidder at an auction, very slow, put in 1 bid, had the agent saying "put in a big offer" and "blow them out of the water..." I giggled to myself. Such a cliche.
    Ended up being the highest bidder when it was passed in and had 1st opportunity to negotiate.
    They could have you bidding against yourself if you didn't have your wits about you.

    Oh gawd have i seen this happen a few times..it's painful to watch. .1 time this poor young Asian chap was bidding against himself more than once and I felt so bad for him i wanted to go over and say something to him. .but my partner said to shut my mouth. .haha. .

    The guy was successful in the end but ended up paying 15-20k more unnecessary imo.

    Yeah as harsh as it may sound. .it's the reality i agree..

    Quite a few people spend too much time criticizing what is instead of trying to just beat the game imo.

    A deadline will often be ignored if the agent has never dealt with you and knows you're a one-time buyer in the region. If they realize you might be useful to them for more than one sale, the situation changes. I've had one or two agents mistake my timelines for being flexible. A mistake that is not made twice.

    They say getting a listing can be more work than getting a sale. So with mine, I made it known I'm selling 2 local properties if we buy this one... (absolutely didn't promise them any listing though! ;))

    That's a good idea.
    I have no moral objection to letting agents think something that may not occur. Plenty of BS coming from their side.
