Looking at the building pest inspection report for one the property and there is No Active (live) Termites but Fungal Decay activity and/or damage found. Also, there was evidence of a possible previous termite management program noted.

Please share your thoughts if you see this is of big concern as we are thinking if we should withdraw our offer/deal.

Do you know what fungal decay is ???
Pic's or it didn't happen

Pretty much a standard pest tick a box form.
It could be as simple as this
    20211003_143428.jpg
Or a whole house full of rot

A pest controller will have a sticker/plan in the electrical meter box, just because there has previously been a plan doesn't mean it was because of termites ;), it means the owner was concious or pro active :p

It's all in the details :(, brick or weatherboard, slab, pier, strip footings, bearer & joist floor substrate, colorbond or tile roof, location being Tasmania or back of Bourke, near bushland & parks ......

Your going to get fungal decay in pretty much every single report. Actually I have never seen one without it.

There are no active live termites that is the main thing. And even if there was past indication of termites as long as there is no significant damage there is no issue.

Ive seen more inspection reports with termite damage than without. Its like a standard checkbox they all tick.

Have you enguaged an engineer to determine the structural impact the old pine fence has on the house? :D:p:rolleyes:

Most gardens in Qld, especially established will have evidence of old termite activity if you poke around enough.
