    as ALL humans we saw the good bit, and got stuck on that :)

    if you had all your hard debt on a LOC style product , AND we had a GFC style liquidity event, the @PI cliff" idealogy would be mild in comparison....................


    While locs have longer term IO periods, they are usually repayable on demand ............. not a good place to be, since that even t may not be caused by you but by many things outside of your control

    Good read. She's definitely done well so far. My only concern is that she's going from negative to positive gearing and getting spooked on why that might be happening and taking time now to consider her position, which seems a bit late imo.

    No. of properties doesn't matter. It's how it positions you to meeting your end goal.

    I went for coffee once with another member of this forum in Melbourne during a trip.
    We were both 26 or 27 at the time.

    We were going on and on about our 3 properties. Having a laugh about working hard for the money.

    Turns out I was talking about 3 properties I purchased for $300k each.
    He was talking about 3 properties worth $3M each.

    Big lesson learnt that day, doesn't matter how well you think you're doing, there's always someone blitzing you. So enjoy the journey and chisel away to be the best you you can be.
