    Looks like a fairly massive management effort to wrangle 12 bed sits on often short term rental. I would also be interested in what extra requirements are required for boarding houses which may add significantly to the build cost.

    the price is within expected range for the block... Are you sure you could build 12 apartments with underground parking for ~$700k? Sounds ambitious to me.

    Also, for 12 apartments on 3 levels on a 420m^2 block, they would be pretty small apartments I think... oh wait, "commercial space" at the front too... I cant see how?

    ah, ok, missed the all important boarding house bit.

    A significant amount of effort managing the tenants, and keeping the building up to code I would think.

    not sure if $265 per week is realistic for boarding house accommodation...

    No floorplan showing size of rooms, would be very wary.
