    So yeah, uni is growing and relocating back to the centre of the city.

    in order to attract more large scale corporate tenants.

    NIB have their head office here. PWC have a big operation. SMEC, Coffey, GHD and all the other engineering players have their offices here.

    Newcastle airport has recently had a refurb and looks like international flights will be coming in.

    Expansion of the Williamstown RAAF base

    Another project not in the Newcastle LGA but in the lower hunter which is all I can say will have a massive impact.

    I don't think anyone is claiming Newcastle is the best investment spot in the world. But to write it off based on gut feeling and no real analysis is not smart investing either.

    The Gold Coast has bikies and schoolies. Apart from that, who really has any desire to go there ;)

    If I ever want to move out of Sydney, Newcastle would be my first choice.
    You have all facilities there + relaxed life style. Terrorists aren't going to bother with Newcastle. Close enough to Sydney.

    Disney is one of many massive scale projects in the pipeline. Think big for the future seems to be the mantra right now. Casinos, cruise ship terminals, towers, transport and infrastructure- it's all underway...

    That's one thing the Newcastle would benefit from. It's already a stopover on the cruise ship route, but the place is around the back of the industrial area. Could be improved. Massively.

    API magazine has an article on the Gong with some confidence as well as warnings. Growth projections less than 1%. Bluescope is reported to close its steelworks. Large number of university students go to work in Sydney. Overheated at the moment. A place to watch atm.

    Many said that Newcastle was going to collapse when BHP was closing down. That didn't happen. In fact, Newcastle became a better place to live!
    I'm not sure how much pollution Bluescope factory produces though. I know they use lot of water to cool their steels :)

    I think investors or would be investors would be prudent to study areas, whether capital city or regionals carefully because there are markets within markets. It's very easy to talk down a city based on past observations or gut feelings without checking it on ground. I've looked at Central Coast and Newy since July but decided on Newy after speaking to other investors and walking the ground. So I'd like to think I've done enough DD. It's interesting for one who has so much interest in GC to comment on Newy and I haven't read any credible arguments against Newy.

    Ha ha thanks Larry. I think it was you who mentioned the Coast on this thread first :) But yes, done the research and generally have always been pretty good with my timing. I can't see anything more positive for upside next 5 years in Oz than there. Will be interesting to see what happened a to Sydney and Melb - I think their phase of rapid growth in his current cycle has ended and they are now in a consolidation phase.
