Imagine the following scenario

3 different 30 year old couples buying the median house in sydney and perth and newcastle. All of them have parents who will take care of the stamp duty and the deposits whatever they are.
All the youngsters are earning $100k each $73,368.00 after tax and the women have burnt their ovaries off with a hot poker and frozen their guys testicles in nitrogen so that no children to anybody.

Each of these couples are able to live off only an amazing $3000 a month per couple. Each will buy the median house make the minimum repayment and save the rest. Lets assume the same prices over 30 years.they retire at 60 and live another 20 years each in their house before they sell it and buy a caravan and give the money to the RPCA as is the current trend and then die on some outback road as gray nomads.

Sydney will buy a $1100000 house with a $880000 mortgage
Newcastle will buy a $600000 house with a $480000 mortgage
Perth will buy a $500000 house with a $400000 mortgage

Assume mortgage interest rates are 4, 7, or 10 percent for 30 years

Sydney retirement savings at 4 percent $1,809,720.00 and live off $7,540.50 per month for 20 years
Sydney retirement savings at 7 percent $1,214,280.00 and live off $5,059.50 per month for 20 years
Sydney retirement savings at 10 percent $541,800.00 and live off $2,257.50 per month for 20 years

Newcastle retirement savings at 4 percent $2,496,960.00 and live off $10,404.00 per month for 20 years
Newcastle retirement savings at 7 percent $2,172,600.00 and live off $9,052.50 per month for 20 years
Newcastle retirement savings at 10 percent $1,805,760.00 and live off $7,524.00 per month for 20 years

Perth retirement savings at 4 percent $2,634,480.00 and live off $10,977.00 per month for 20 years
Perth retirement savings at 7 percent $2,364,120.00 and live off $9,850.50 per month for 20 years
Perth retirement savings at 10 percent $2,058,480.00 and live off $8,577.00 per month for 20 years

 

This is why property prices in Sydney and Newcastle must come down. The scenario above shows just how risky things are if interest rates rise back above 7 percent and if they go anywhere near 10 percent Sydney is screwed. If they go higher Sydney will turn religious

 

The nurses, cops, garbage cleaners and teachers and any family with children CANNOT afford to start a life in Australia with these prices.

The quality of rentals in Australia especially Newcastle is atrocious and the builders built the nastiest cheap garbage on the smallest blocks. nobody cares about the life people must lead in these houses because its not for them but just some renters.

Soon the kool aid is going to run out in NSW and whoever bought in the last 3 years in Newcastle is going to see that they have paid al that interest and made no capital gains, just like every sucker in Perth, and Perth has a whole lot more going for it than NSW.
Soon there will again be a mass exodus to Perth as constructions jobs dry up here in NSW and people start to flee the unnafordability and the slums of Newcastle,

 

Windale, NSW, Newcastle Suburb that actually has less bludgers and more decent people living in it than in inner newcastle. House prices about $450000.

This is the single most worse suburb in Australia probably and prices are that high!!!!

Windale has killers, rapists, thieves and druggies in the courts on a weekly basis.

Newcastle is no good for families long term. Too expensive, to many prostitutes, drugs, tattoos and alcohol. Too much stupidity in the council and the youth is unemployed, hopeless and lost in drugs, rock music and sex and violence.

I cant imagine the killers, rapists, thieves and druggies will be able to afford to live in Windale soon. Maybe they will move over to the more affordable Perth.

I reckon you might be right about that Krispy. Just think that a young immigrant to this country, a respectable person, with no Aussie baby boomer parents, being a highly qualified person,say a scientist engineer or doctor working together with a partner to raise children, CAN ONLY afford to go live where most Australians shun their outcasts to.They have to have their kids see the drunen violence and swearing.

Do you really think that Elon Musk, had he landed in Australia would have been able to do anything in OZ? Nope the system would crush him here at some point of success.

If you want the country to thrive, you have to have the young and mid aged smart people thrive. Not giving them mortgage stress and worries about their childcare and kids sports activities while enabling them to have quality homes that dont freeze in winter is a start.

I know a immigrant couple,, now citizens, but lets call them the Australian slaves, who are both engineers, earning just over the childcare and family payments income criteria together (meaning they get no subsidies from goverment), renting a house that is a total dump but paying huge $650 rent, as they try save a deposit for a home, watching Newcastle prices rise towards banana land stratospheric heights, paying tax and subsidising childcare for others. But they are not getting subsidised childcare themselves for their 3 kids and forking out $320 a day for childcare as they earn too much. They struggled to get childcare at even that price and were previously paying more.

Meanwhile their friends, who their kids play with, are kids of baby boomer Aussies, the aussie couple who, inherited a renovated house in hamilton south plus big cash, on a huge block and both only work a few days a week get fully subsidised childcare, pay no tax as they dont earn enough and are taking the places of the immigrant couple in the cheaper childcare.

Plus what is not so uncommon, the aussies are officially just friends and room mates, centrelink does not know that the father of the kids is the partner and the mum is taking all kinds of benefits.

The problem is the millionaire bludgers in this country. if you gave me a dollar for every millionaire in assets who whinged to me about the prospect of loosing their pension because they cant be out the country for longer than 6 weeks, I would be a millionaire.

 

Maybe they should hire a nanny.
