    Well heres one in Merewether thats well under the average price for there. 423m2 House 3 bed two bathroom 575K. Last sold Sept 1998 for 95K. 157 City Road, Merewether, NSW 2291 - realestate.com.au You just gotta love the agents description that it "will be very character building" for whoever buys it :) Just out of interest would anybody consider having a go at this one and what would you do with it if you did?

    Wouldnt go anywhere near it, that main road would be a nightmare.

    I fell off my chair today when I heard the price offered for a property. Newcastle is going bonkers and there is another year left to the interest rates being low. I pity all those home buyers who don't buy now, it's going to be 10% more expensive in a year minimum.

    Newcastle is a lovely place to invest. It's full of highly educated people who see things clearly. They are the best investors in the world, they are investing billions in light rail that will go down the main street. Employment is sky high because many have been employed as parking meter maids to ensure that every car gets a turn to stop and buy a cappuccino from the numerous gourmet coffee bars and admire the artwork in the numerous galleries. The worlds super models all come to Newcastle and have photo shoots on iconic nobbies lighthouse , the fashion modelling agencies are prolific.

    Aaaah! Ginny I did it just for you!

    I guess I will return back to my to tv set now. And immerse my self in my favourite shows. That would have to be the ones where real estate agents flog overpriced real estate to Stupid people, or the renovation money making programs. Gotta love those! I also love watching all the content on tv. I am so glad that i can watch all that vice and offensive stuff, I saw guys getting their heads kicked in by girls, I see all sorts of sex and nudity, on TV and nobody complains whatsoever until somebody goes to the beach and then they call the cops on the naked couples tanning on some obscure isolated beach. On TV I see girls getting beaten up by men, but they are hard as nails Vikings who then shove a sword through their foe before going swinging through and somersaulting through the trees and so it's ok, and nobody says a word to the minister that, that is wrong and there is all sorts of name calling. The language I hear would make a Aussie welder who just burnt himself cringe. I also like reading the classified sections of newspapers, there are so many adverts from really nice girls wanting a date and teenagers can have a look about how one should satisfy a man with all sorts of tips and how much it should cost, and nobody thinks it's a good idea when I say that it should be removed, that's probably because on tv they got used to like that stuff. So no problem Ginny complain to me anytime I will always remove something deemed offensive.

    I was busy selling all my NSW investments. Cashing out my chips like our buddy Tom Lemke did. I am busy moving house and packing I will be a renter in a great suburb. Some pin head bought a 1.2 million dollar property and will never get more than $$490 a week for it without blowing $100k on a renovation. I told him how clever he was buying the property and that it will double in 5 years and he felt rich, he grew in stature before my eyes. What a chump? Who buys property when it's peaking, any car dealer will tell you, buy low sell high. He will probably be on here crying in a few years time about how unfortunate he is, and when I tell him how dumb he was then the mods will be on my case. Meanwhile my money has been in and out in the stock exchange , made a packet there, could buy half a house, now waiting for the next dip, and refining my software that I wrote that is a real money making piece of art. I bought a microwave for my popcorn and am making up a database of all the properties In suburbs I like that will be sold in the next year and a half and then when the property prices plummet I will be doing cash purchases from the stressed buyers who won't be able to sell in the high interest rate environment.

    Nice @tomlemke! Another stepping stone for you towards Newy East eh? Thought you may have been holding out to have a crack at 38 Kenrick Street on Saturday...although i doubt it will go for the price guide ...the way things are going it will likely go higher than that on the first bid! Especially with the new 3.5 mill listing around the corner at 8a Ravenshaw Street....jeez thats alot of dough!

    I love Newcastle east but no chance of finding something with two car parks in my price range.

    Yeah i would of had a crack at it if it was brick, not doing weatherboard again to much maintenance. Yep my guess is $1,260,000 at auction.

    Thought it would be worth putting this house up, it won an award 2 years ago for best new build over $1,500,000. The block sold for $601,000 in 2011.

    IMO i dont think they will get 3.5 mill for that.
    Some one will probs buy it to impress there mates then realised they paid way overs.

    Land cost 1 mill
    Build cost 1.5mill
    Profit made for owners 500k. Where at 3 mill. Wheres the other 500k coming from?
