    Hi Can anyone recommend a tiler to quote for a small bathroom reno in Blackalls Park please. We need someone to level floor , tile shower area and around bottom of walls etc.

    All sorted . Thank you.

    We are about to build a granny flat ( LMCC) and trying to sort out parking. Would anyone know the approx cost to build a driveway for this kind of street frontage as we are thinking of putting in a carport next to the house. Do you think we would get permission from LMC ?

    OR alternatively do you think we could put in some kind of gravel parking pad in the front of the house.

    I'd probably budget around the $10k mark. Can put you in contact with a few concreters. Also granny flat specialists in Newcastle if needed.

    Thanks but already got a few guys working on quotes for me for the granny flat. Curious to know who you recommend though.
    Since I posted this I spoke to one of them and he also can do the drive but can you please message me the concreter and if we go ahead with the drive I will compare quotes.

    Coastline builders. Specialize in high end granny flats. Very nice work. For transparency the owner is also a friend of mine.

    Yes I know of them. They seem to be a bit high end for what i am after though. They do look great and i am going to try to pop over to their show house in the next few weeks to see what they offer.

    Yeh certainly high end. Often target Owners rather than investors. I may be biased but Rowan is an excellent carpenter and extremely approachable.

    Thanks. I have Grant coming out to site this weekend. The other one I am looking at is Newcastle Granny flats. I think they probably offer very similar packages.

    Im looking for a long term buy and hold and interested in a townhouse in Jesmond and Dudley.

    Whats everyone's thoughts on the areas in terms of a) supply/demand b) quality of tenants c) future prospects/projects in the pipeline for the area d) things to be worried about specific to the area?

    Not really interest in other areas or status of the market.

    Wow. I’d be interested to know how you narrowed down your search to these 2 areas. It’s chalk and cheese IMO.
    Not Jesmond. It’s full of (poor) students attending the local university. CG is typically a lot lower than almost anywhere closer in towards the CBD. It’s generally good for rental yield.
    Dudley on the other hand is close to the beach. Prices would be higher because of this. Rental yields would be lower but CG and disposable income of tenants much higher. Charlestown Square shopping is very nearby.

    From what I can see, people aren't making stupid offers on average houses in areas like Dudley. They prices are a bit more realistic at the moment. Close to beach, close to Charlestown. Still not cheap compared to Charlestown.

    I did well from a house around Jesmond - I bought it, divided it up into a heap of bedrooms, put a separate lease on each bedroom, and then sold it with a rental return of like 15%. People could only see the 15%.. could not see the problems that come with accommodating 7 students all on different leases. If you have a good plan, go for it. If not, stay the hell away!
