    I initially thought $570/wk may be a tad high but its a great result for the area! not complaining ;)

    Good result , i personally thought that is high but I am out of touch with the rental market.

    Funny you say that, i was at a fairly big house party 2 weeks ago that was a share house. That Monday the house was listed for sale .It was in steel street hamilton.

    Moral of the story : instead of maxxing your price by getting 3 mates chucking in 200 a week each for room its safer to rent to a sensible couple and have piece of mind

    Completely agreed. Id take the professional couple paying a reasonable rent, over 3 flat mates paying top dollar sharing and trashing the joint after 12 months every time.

    Update: the house is now rented for $575 with a couple in there early 30s. Signed up for an 18 month lease. They had a good history with Safe Hands over the last few years. Thanks for all the positive feedback!

    Seems like rents are picking up in Waratah, Islington, Tighes Hill and Mayfield which is great.

    $500-550pw seems to the market rate.

    The closer to transport, shopping and CBD, the more renter demand.

    Our two new 3/2/1 townhouses in Wallsend rented within 2 weeks - at $470/each - was pleasantly surprised

    We are considering Wallsend or other areas within Newcastle. I just realised though it is a suburb that is further away from the coastal area. How is the capital growth in this case?

    Thanks @tomlemke , @TylerJamesson , and @inertia

    I have actually had a consult with Jeff and he is a very nice bloke. I spent some time detailing my situation and asked a few specific questions. I found a lot of his answers could apply to anyone and was not tailored. I guess I got the vibe he told me everything I wanted to hear. Also he said he would send me some templates that he uses to calculate different properties but it was never sent or followed up. It was a small thing but there were a few other minor thimgs that made me pause for thought.

    I am more looking for someone that can give me confidence by making more clear cut recommendations.

    Thanks for the recommendations and I'm sure Jeff is a great accountant but just not for me at this point.

    I will contact Chris @TylerJamesson.

    What are the thoughts on the 3/1/1's on small blocks in Mayfield area, purely as an investment?

    Personally I'd prefer to pay a bit more for a larger block but they seem quite rare around that area.

    I'm only looking from a far at the moment but I'll be getting on the ground in a few weeks time
