    Can I get some Newcastle insider knowledge on Hamilton North as a suburb for capital growth? I’m thinking as an inner suburb growth should be solid growth long term similar to other inner suburbs such as mayfield/Hamilton/Georgetown? Has Hamilton North always been a popular affluent suburb or has it gentrified recently similar to the way Mayfield is/has?

    Hamilton North is kind of in between two great suburbs in Hamilton and Tighes Hill. But too close to the old Gas Works and industrial area near the rail crossing.

    Could be a interesting long term play, but I don't see it changing much in the short term. Would pick Broadmeadow over Hamilton North.

    Ok thanks. The house I was looking at is actually on the other side of Griffiths rd on the Entertainment centre border fence near Broadmeadow train station a fair way from any of the industrial area. Agree would prefer Broadmeadow. I thought it was such a central location and a stone’s throw from Broadmeadow/Hamilton...

    That area could come good if the state government throws money at redeveloping the showground and entertainment precinct. There was some media at the start of the year.

    But unsure when that happens.

    The gas works has closed - but it was an area that was affected quite badly by the 2007 floods ... it's gentrified recently but a pretty good location

    I wouldnt call hamilton and tighes hill great suburbs. They are working class suburbs which young people have taking a liking too because of proximity to cbd but they mostlty dog box weatherboard houses. Hamilton north is equalivent to these suburbs.

    Hmmm, not sure I would agree completely with that. There are plenty of Californian bungalows in Hamilton, and closer to Beaumont st there are some very nice terraces - granted they are on smaller blocks, but far from dog box weatherboard. "Cameron Hill" is attracting some quite high prices too. Tighes Hill has always been a bit more pricey than the surrounding suburbs of Islington and Maryville, with some grand old mining supervisor houses through there.

    Neither have the block sizes of Hamilton South, but they are better serviced.

    Has anyone seen the amendment to NSW Complying Development Code for Low rise medium density housing?
    Do you think it will drive land prices even higher in Newcastle region?
    Also has anyone picked up any land (550-800m2) lately for small multi res developments.. Been searching hard but cant seem to find margin.. e.g. this which has a price guide of $675k.. no room for margin 96 Regent Street New Lambton NSW 2305 - House for Sale #128709850 - realestate.com.au

    Anyone know if it’s possible to get current owner’s insurance claim history on a specific property I’m looking to purchase to assess flood claim history? Or suggest a way to find out if property was flooded in April 15 floods without asking the current owner?

    No way to find out.
    Ask council or use their flood map tools: Know Your Flood Risk.

    In the past I've door-knocked and asked the neighbours.

    You could also google the address with 'flood' sometimes it will find a social media post with a photo/s.

    newcastle properties are getting more and more expensive....
    this one is same distance from london as in newcastle to sydney

    They seem to be flatlining somewhat from what I can see. Days on market has crept up over winter and auction campaigns aren't attracting bidders on the day.
