    I wouldn’t consider Maryland/ Maitland as close to the the CBD, I think your best chance for long term growth would be to stick with properties like below.

    With 400k to spend I’d be looking at properties like below-

    Unit in Hamilton for $350,000 to $380,000
    4/107 Denison Street Hamilton NSW 2303 - Unit for Sale #128256534 - realestate.com.au

    Mayfield East for $450,000
    25 Clara Street Mayfield East NSW 2304 - House for Sale #128389278 - realestate.com.au

    Cardiff South, they are guiding this one
    $350,000 to $380,000.
    20 Middle Street Cardiff South NSW 2285 - House for Sale #128412730 - realestate.com.au

    Maitland and Cessnock are not suburbs of Newcastle - they are completely separate towns. Cessnock is around 1 hour away from Newcastle - with Maitland being 30-40 minutes (which is a long way around here).

    Cessnock is an old pit mining town - lot of skanky welfare and elderly. And before anyone bah humbugs me ... I lived there recently and am now in the snobby Pokolbin next door.

    Maitland is a feeder town for Newcastle with mainly young families - there is no real growth as they are constantly opening new land for development. The new areas are wall to wall spec homes - and you need to be careful in the old area as many were flooded in the 1955 flood, and cannot get bank finance or insurance

    With your budget I'd stick to units as suggested by Tom

    My pick would be the Mayfield East property Tom posted. At the end of the day you're buying land as close to the city as you can...with options to renovate or develop in the future.

    Cessnock and maitland too far away and hasnt seen anywhere near the growth of newi.

    Wallsend has decent houses on good blocks but here and suburbs in line with this in distance from the cbd is heavily affected by traffic. In peak hour its bad.

    If your handy with some skills best bet would be a dump in broadmedow or mayf , georgetown , waratah lambton. But even then u need to spend money and lots of time fixing it up.

    You are correct but there is an exception clause to the portal.

    In the LEP have a look at clause 4.1A 3 (b) exceptions to residential development.

    When going down this small though ncc looks heavily at the affects on neighbouring properties eg overshadowing, solar access and window privacy.

    the same with Kotara. Town houses popping up everywhere.

    Hopefully the council will look at upgrading Kotara train station once Adamstown has been finished.

    Is it me being optimistic - or does Newcastle upper end sales seem to have put the screeching brakes on over the last month?

    Properties are sitting and asking prices seem to have come down

    I would keep searching as you can find better. One backs onto industrial drive which is too busy and coal dust central and full of trucks.

    And the other is a unit being advertised as a 2 bedder when its a 1 bed with study.

    Thanks @lightbulbmoment . I am after a house with decent land whereas my husband prefers the idea of a townhouse.

    Also house in bar beach avenue sold over 3mill at auction highest ever onsite auction price in newcastle

    I was more comparing over the last few months since the Sydney market cooled ... Newcastle doesn't seem to be as raging as it was earlier this year

    With a budget of $600k am I better off buying a house closer to town in Broadmeadow/Hamilton with a smaller block size like 200/300m2 or something further out with 500/600 block size?
