    Not sure who gave me this tip first around about 15 years ago . Might have been Jacques or Goanna . But it's worked out well .

    Before we buy in an area , we always talk to several local PM's first . They're the ones who are going to have to rent out and manage your new baby . They want properties that are easy to rent , easy to manage and low maintainence . Less work for them .

    We ask , what properties are easy to rent , what don't they have enough off on their rental role . What's hard to rent ?

    Are there any areas they have difficulty renting in and tenants prefer to avoid ?

    What specific features do tenant want / avoid ?

    Flat back yard / garage / avoid hilly areas / close to shops / not to close to shops . In some areas certain shops are a focus for trouble .

    Outside being part of the process of selecting a property , it's also part of the process of selecting a PM .
