Newbie mistake/s

    Hi,

    Not ashamed of making mistakes in life because it's one of the best form of learning. I recently settled on a constructed townhouse and totally forgot to order the bins for the tenants from the local council. I guess it just means that the tenants have no access to the bins until next year. Felt really bad about it, so elected to have a bigger bins for them.

    Of course as part of furthering our own knowledge and sharing of experiences, wouldn't mind hearing some other stories as well.

    This is not a mistake, just initial teething..
    Things like this always happen with new properties or properties which have been purchased as owner occs and then turned into IP's, as seasoned tenants feel out all the issues in a property that previous owner occ ignored or neglected to fix..

    Correct

    Tenants are often much more fastidious (is that the right word?) And demanding. It is funny what the owner will happily live in/ ignore but the tennant will want the world.

    perhaps that's an insight into the mindsets of what makes people successful - the investor vs the lifetime professional tenant

    I don't know about you but I don't think i'd want to live in my PPOR without a bin... :cool: :)

    I'd just blame the council :p
    Tell them to chuck the rubbish in the next door neighbour's bin. :D

    I made a few of the "classics" on my second renovation. Got emotionally attached, changed my mind about selling or renting and paid too much. I learnt plenty though and was lucky enough to get away a bit ahead (only just). The biggest thing though for me was learning the difference between cheap and good value!

    I made some mistakes in my last reno and normally like to see myself as a timid fellow but some of the tradies were really pushing the right buttons for me to see red. Was delayed due to one ***** who kept promising the world and eventually ended up using someone else. It's all good, I reported him to Fair Trading and they are investigating him atm as we speak because even though he had a current licence, he didn't have the licence that covered all the work.
