Newbie from Melb - Attended 2017 Melb property expo.

    Hi everyone,

    Brand new member who doesn't know heaps in regards to property researching. We already own 2 houses (PPOR + 1), but unsure how to take in the info from Your Investment Property (also subscribed to the old one that is no longer.), as well as attending the property expo in Melb on Friday.

    We are both turned / turning 40, full time jobs and with a total debt of say 600k (60k in offset) for both properties. We moved into our current PPOR, changing the old house to a rental.

    Rental: doubled in value over the years.
    PPOR: gained just over 100k in 2 years.

    Is there an easy way (without speaking to finance companies) to work out if / how much we could borrow as a 3rd loan? We don't wish to touch our current debts (re-mortgage), as we already pay nearly double owed per month quickly paying them off. We only pay the bare minimum for the IL.

    Also, how can we decipher where next to buy, especially interstate? As in current areas of growth.

    Have the March edition of Property mag, showing the price and rental guides (% growth, % vacancy rates), mostly understanding it all, but still confused with a presentation at the 2017 Melb property expo.

    I have hopefully attached some pics taken from one of the speakers regarding: performance, construction cycles & areas to avoid.

    I'm looking at a member website which allows you to find mortgage / deceased estates, thus cheaper price then the actual value.
