    @ottg just seems a bit confusing to me cos whenever I want quotes for construction I always get them from builders not other developers...

    A factor in any development is to decide who/what your market is and what they need. This will determine the size and number that you can fit on the site. Back of the envelope type stuff to determine whether it needs further investigation. If I am happy with that I do a more detailed analysis of costs vs profit.

    Spot on but must admit @Leo2413 that at times I do use the terms interchangeable. Prefer to rather say as an investor I will construct the dwellings by using land developers and builders.
