NSW New town centre at Edmondson Park, NSW

    Not sure if someone else have posted this, but please check out more details from the link below if you want to know more details.

    I'm based in Melbourne and not very familiar with south west Sydney. I've noticed '2500 construction jobs will be created over the 7 years', '1500 permanent, ongoing jobs in retail' and 'population boom' in the news, so I guess there might be decent CG for the suburbs nearby, such as Prestons, Casula, etc? I can only see Edmondson Park being covered by farms at the moment from Google Map.

    What do you think about the suburbs that are close to Edmondson Park?

    Near it's peak IMO. I live 10 mins down the road. Starting to see H&L packages not selling for months and companies who didn't need to advertise before having to start advertising.. I think it's factored into the pricing already

    I agree with ej89. I live in prestons and the prices around the areas have gone up significantly. The town centre isn't very big either.

    @CraigD Yes, which means it is not a good time to buy now as the price is already at peak. Unless you want to use it as your PPoR then it is a different story.

    Many of my friend young professionals getting their new property in Edmondson Park and Jordan Springs due to the agent / marketer mentions about the gentrification.

    Not a good time to buy in Edmondson park now but many of your "young professional friends" are buying there. Sounds like your friends are making some poor investment decisions if it's not a good time to buy there lol.

    Please tell me how the agent/marketer mentions about gentrification in these areas where they are all new homes. Why would you buy a new home than renovate it, that is just stupid and overcapitalising.

    Unless they don't know what gentrification means.

    @Brian84 Yes, that does make sense. They bought their first property as PPoR in one of these lots on July 2015, these lots were gone in less than 4 hours according to the marketer, so my friend was so elated that he got got one of these lot :

    @Craig goodnews today, Chinese developers has done their homework and choose Edmondsons Park as the next booming suburb: South-west Sydney primed for more development and investment

    Therefore, this is good news for OTP H&L investment for the next 10 years.

    How is that a good news? Isn't that known already that there are a lot of apartment buildings going up in Liverpool area?

    Why you so pessimistic in the new development on this area ?
    o_O if you have some property in that area, you'll be glad to see it coming your way (Gentrification), but I guess you've missed out the chance :cool: to buy there in Edmondsons Park already.

    No I cannot afford it either :(, my friend bought there early last year H&L 3/2/1 for $700k I guess he is now a millionaire since the second stage release in Edmondsons Park is now almost $700k land only.

    My Park Ridge investment has just started to going nicely in terms of yield but not so much in terms of CG.

    I am pessimistic across the board in Sydney with certain pockets with so many new apartments (ie Rhodes, Meadowbank, Green Square, Parramatta just to name a few). so don't take it as a personal attach on Edmondsons Park
