NSW New to Syd - Struggling to find a property

    Hey guys,
    My fiance and I both relocated to sydney a few months ago for my work. We are currently renting a two bedder in mosman but looking to purchase our first home. Our only requirement is that we want a house close to the beach but we can't seem to find anything within our $1.6 mil budget. I love coogee in particular but it seems way out of reach. Do you guys know any hidden gems in sydney I could check out.

    For a house near the beach, you'd probably need to go up to Dee Why or down to Cronulla otherwise it'd need to be a unit to be near the beach.

    There is a TV show for FHBs struggling to find a beach home around Sydney within their $1.6m budget.

    If u want the beach, and a house, central coast is the best bet

    Coogee Bronte, and even on the insular peninsula etc youd need to wait for the 50 % off sale that many bears are predicting

    My small, and not statistically valid example is that I still have clients that havent bought that were waiting for the post 2000 Syd Olypmics Hiatus to slow down, suggesting we would be similar to Barcelona.

    Influence of media can be great either way

    There’s been some sales in Paddington (also driving distance) for less than $1.6m and some on the market currently.

    You'd be surprised how common this is in Sydney being a FHB at that price point...

    @FHBLuke welcome to the forum. If you like Coogee and you're priced out try looking at neighboring surburbs down south like Maroubra. You should find something in your budget there close the the beach and still located centrally to the CBD etc.

    Pushing out up the Northern Beaches or Sutherland regions there will be plenty of opportunities but they are very different areas if you're looking at Coogee.

    If you're time poor & struggling to find something could be one for a decent buyers agent?

    I agree with Northern Beaches, look at Allambie, Dee Why, Manly Vale, Fairlight, in fact prices in many areas have stabilised. Depends what you want & expect. Good hunting.

    You could get a good sized three bedroom apartment in Coogee around that price range. It would be worth it for the location IMO

    Hey guys, appreciate all your responses. I know 1.6 mil seems like a lot to some people but if you want close proximity to the city it doesnt get you all that much. I have been pre-approved for 2.2 mil but i also factored in interest rate rises and i dont want to be tied down by a huge mortgage so my fiance and I have agreed 1.6 mil is our limit as we also want to be travelling and having kids in the near future hence why we also prefer a house over a unit. We have both fallen in love with coogee but i think i will also be looking at maroubra

    Plenty of people live with kids in an apartment. It's not that unusual

    Hey Hamish, I'm based in north sydney but my work requires frequent international trips so easy access to both the CBD and the airport would be ideal. What are your thoughts on suburbs surrounding brghton le sands like san souci?

    I don't think you'll be able to have proximity to beach, CBD, airport and North Sydney in a freestanding house for $1.6M. Probably not for any money actually.

    Personally, I don't like San Souci or Brigton Le Sands as they're in the harbour and most of the beach is located on the main road.
    Also, it's an hour to North Sydney by public transport.

    The only places I can think of that would meet your proximity requirements would be around Bondi Junction (has a train station) or Mosman, both of which are areas where $1.6M won't buy you all that much though.
