WA New tenant being unreasonable?

    Say what..? Me putting in gas with LPG bottles ( potentially underground). But if they need an induction on how to use it then no probs.:D

    im not convinced its a straight fwd win to OP if it goes to tribunal,
    ive had some absolutely horrendous and ******** outcomes by tribunal

    eg apparently, the tradie that was demanded to remove rubbish from the backyard to remove the rubbish, didnt look professional enough, is a valid complaint

    I just googled induction cooktops as I think I have never seen one. After seeing the images, I probably have!

    They don’t look much different to my standard glass cooktop, certainly not enough that I would notice on an inspection unless specifically looking or asking.

    Good idea to mention it in you ads.

    The breach notice says that I failed to provide an essential service. I think DT's advice of ignoring the breach notice is the only way forward, not only because it is not a breach, I have offered to purchase a new cooktop set. In this regard, the tenants are just being ridiculous. They want a replacement set equal to what they currently have (without saying what they currently have) and that throughout the tenancy that they will not be liable for any damage to the cooktop or the cookware.

    We will in future disclose that the property has an induction cooktop and regardless of the outcome with these tenants, I'll leave a cooktop set at the property. It is just something that never crossed my (or the PM's) mind as none of the four previous tenants over the past 5 years mentioned it as an issue.

    As an aside, the tenants have also complained about the venetian blinds saying that the cord is tangled at the end so they are afraid to open the blind in case they damage it. The end that is "tangled" is normally like that as they are the cords that move the blinds up and down. We had to point out that it is the single cord on the other end of the blinds which operate the open and close.

    Its probably a good idea to actually respond in writing to them saying that you disagree that it is a breach (and/or that you have rectified the breach), rather than actually "ignoring" the breach notice.

    Perhaps point out that they WILL be liable for any damage to the cooktop, just as they would be if it was not induction.

    And four previous tenants have not had an issue.

    I think your tenants sound like trouble.

    Fair enough not to be liable for the cookware - since pots get scratched, dropped etc as part of normal wear and tear.

    I have an induction cookplate and it has a slightly raised painted marking to show where the pots go. If I was renting, I would be concerned about it rubbing off with normal wear and the landlord trying to charge me for it!

    If it is paint and it wears off, it is wear. If someone takes to the markings with a paint scraper or razor blade that's destruction.

    Gas and electric storage HWS units look similar to the untrained eye, and there can be several hundred $$ difference per year in energy costs between the two. Nobody expects this to be specified in advertising for a property, the prospective tenant can make enquiries if they are unsure or even care. Sounds like the same thing here to me - tenants didn't inform themselves adequately. OP is being generous in their offer of remedy.

    Buy the new set of induction cookware. Put a big red bow on the box. Ask the PM to deliver it and explain that once they are used to using it, they will love it. I have a single, plug in type induction cooktop bought from Aldi. Best thing I have cooked on, except gas. Good Luck. Cheers, Zizi

    You guys are all quick to get rid of people rather than just discussing situations with them. These particular people might be different, but most people will go back to being normal once their issue is resolved.

    Thing is, it was resolved with the free IKEA induction pot and pan set.

    They didn't accept it, stupidly.
