    CBA join NAB!

"We will reduce our Standard Variable Rate (SVR) by 25 basis points to 5.35% per annum for Owner Occupied Home Loans, and to 5.62% per annum for Standard Variable Rate Investment Home Loans. This represents the lowest SVR offered to home loan customers in the Bank’s history. "

Be interested to hear from mortgage brokers? how will this impact?

generally IR cuts = bullish market, however with finance tightening this may not be so, still need to service debt?

In terms of market level impact, much of the APRA changes have put floor rates to assessment rates that banks use. Therefore it will have a much smaller impact than in the past in terms of the increase to peoples borrowing power.

That being said, serviceability increases were only one part of the reason why values typically rise with rate cuts. Confidence in the market generally increases. The serviceability buffers won't be able to take that away. Much harder to quantify this impact though.

Agree, interests rates falling is just one part of the equation, we need to look at all aspects, strong positive market sentiment is also needed, when this turns then sh$t happens.

Would be nice to see the banks pass some of it on - but not holding my breath.
