    Just talked to our daughter,she walked past this morning the pool is still there..I would say they are waiting for a solid contract -then start the earthwork's ..imho..

    Just checked the map. Its about 8km from the CBD (Queen Street Mall). I thought ten sounded far for Kedron

    Not sure on the UCV when it was setup as one block but i was told from a mate who targets these rare blocks when he looked at that block when first listed -- from memory the ucv was just under 1 mill..

    So going by that ,and the new BCC--ucv rate-able value would be in the above the 500k range so it may well go into the high 600k range --Blocks within that small sleeper inner pocket start around 500k range and most are near the MI freeway,this one depending on how high the go would have cbd views and i have said those that think inner Brisbane is on the slide better start to think again..

    IF you keep it very simple and do 2 deals a year like this one as my mate does then you have made it too a level in real estate investing where you become bulletproof ..imho..

    Hmmm maybe Im being greedy but for the sale price I would want the balcony off the master bedroom upstairs

    A very rough comparison , if we compared to this block (link below), 478sqm sold @605k, so $1265/sqm. If applied to this other block of 577sqm... it could reach an upper end of 730k . Will be interesting to see.

    How can they sell the subdivided block at 92 Windmill St so quickly? Doesn't the subdivision process take 6-12 months?

    I think it's already has 2 titles. Wonder why the previous sellers didn't bother selling that way...

    Assuming on 2 titles, how quick could the process be? Don't they still have to set up the new services? They haven't even cleared the site of the pool etc yet..

    From what i'm told the services went in a week or so ago,so that part is covered ..They may also need a new power pole another small item that adds too the list..imho..

    It is quite possibly the FASTEST route according to google algorithms (depending on time of day) but its a little misleading as distance to the cbd doesn't just count for time to get into the CBD it also counts for what sort of inner city vibe there is around and the general amenity/culture to be found in the inner areas.
    Chermside is actually 10.2kms away from Queen Street Mall. Big difference in stock type in Chermside compared to Kedron (7.7km) and higher relative value by distance. E.g. more expensive when divided by kilometres from city as more demand there.
