New land release

    Hi All, Where do I check for new land release in sydney other than stockland or landcom? I am newbie in investment and want to explore this part. Appreciate for any guidance on this please..

    Strangely you take a drive.
    Our latest house and land release has 15 buyers lined up and we haven’t released it for sale yet. Just people knocking on doors asking do you know who is going to be selling the estate next door from our poor next door neighbours. They were driving passed and noticed that ours would have mountain views so stopped and knocked.

    What area ? Most land releases are sold by billboard first and you see that by driving the area, Before the excavators and roadmakers get there they are announcing land is coming..Usually with aimage of the land allotments and sizes etc. Its unregistered at that time. Not even roads at that stage. Perhaps its staked out with a site plan. Know the region and keep a eye out. Its how savvy builders secure some lots ahead of the pack. Its often late if its registered land unless its a large development where they roll out stages and they will have a onsite sales centre. ie planned communities like Stockland etc

    Most project builders also have their finger on the pulse as they want you to buy a house they know where the land is. Or have some themselves. They dont often mark it up either. Land developers often market the crap out of homeworld builders. Its win win.
