NSW New Investor 650k pre approval CONFUSED

    Getting over whelmed with property research looking so broad

    Especially with current market conditions I have 650k pre approved via guarantoor for investment. I do have a savings but im not digging into this as I plan to use for share plays business investments as im only 22.

    After a free standing house with land. So many strategies I also think are viable, low purchase price high yield or high capital growth because i am young, but that begs where to buy with this budget

    NSW - nowra, western sydney areas, campbelltown areas i believe i can get

    VIC - outskirts of the city seem doable, plenty of differing suburbs

    QLD - gov levys seem to ruin yields, and not sure if olympics will actually impact properties too much as its more of a event basis rather than actual development.

    Then SA or WA look promising for catching a cycle which hasnt exactly happened yet, WA more so than SA

    Any insight on education sources, tools, general opinions would help a ton
