    I’m building a new two story house in S/E Melbourne

    so what are the things we should check and clarify before the contract signed

    1. Roof Type
    2. Floor Type
    3. Wall Type
    4 Windows
    5. Internal and external doors
    6 Heating and cooling
    7 kitchen Appliances
    8 Hot Water
    9 Solar
    10 bath and shower type
    11 Driveway
    12 Electrical
    13 Paint

    many thing else?

    Block siting - does it need to be flipped / amended
    Floor plan
    Storage
    Retaining walls?
    Landscaping?

    • Insulation to all areas under roof
    • 600x600mm manhole for roof space access & light/gpo in roof
    • Water efficiency measures & certificate
    • Vapour barrier under all slabs
    • Phone point & data cabling suitable for NBN
    • NBN application fee & lead in cable
    • TV aerial & 3 outlets
    • Adequate number & types of lights & GPOs in each room and externally (security lighting)
    • Garden taps with click on fitting
    • Clothes line
    • GPO to Rangehood/Fridge/Microwave space
    • Fridge loaded with cold beer
    • Termite barrier
    • GPO (& exhaust) for clothes dryer, dishwasher & in MSB
    • Floor/wall finishes (type, where, excluded areas)
